Vacant Office Complex To Be Auctioned Off

PLANT CITY - The slowdown in the area commercial real estate market has prompted the owners of the vacant Citrus Landing Office Park to offer the property at public auction.

The July 22 auction will take place on the property, 304 W. Prosser Drive, starting at 11 a.m. Ten office buildings, each with two front entrances, will be available. Bidders can make an offer on each property individually or submit a bid for any number of offices available in the complex.

"There is a minimum reserve price on the property," said Dean A. Collura, the agent for the seller.

He wouldn't reveal the minimum price, but he said it "is a very competitive number and the owners are committed to the sale."

The interior of nine of the 10 office buildings is unfinished to allow maximum versatility in plumbing, electrical outlets and wall design, Collura said. The finished building was used as an office and model by the owner when the complex was first built.

Buyers could divide each building into a duplex, placing businesses or tenants in both sides, he said.

"The versatility in the office park is perfect for businesses that require specialized interiors, whether it be for a medical building, law firm, mortgage company or others," Collura said.

Owner John Cordell will complete the unfinished interiors for about $35 per square foot.

The office complex, built two years ago on three acres at the northwest corner of Evers Street and Prosser Drive, was praised by the city for its design and fit in the community. The complex is owned by S&J Homes, a construction company owned by Cordell.

Cordell was the builder and developer of Citrus Landing, a residential community just west of the office complex. The two properties are separated by a retention area.
